Purchasing a new build property can be extremely more complex legally. New Build Properties can take on average 3 to 6 months to be built and therefore we do advise that this process can take any length of time depending on the completion of the Property, on average 4 to 6 months. However, you will be expected to enter into a legally binding contract before the property is actually built. We will keep you as up to date as possible with the process and will update you if we expect the process to take longer than first advised.
The transaction becomes legally binding as soon as contracts have been exchanged by both sides. Once this happens, you can no longer back out of the transaction without facing a large financial penalty so you must be sure when it comes to exchange that you are able to proceed. Exchange is normally done 2 or 3 days prior to completion.
Our fees will cover all of the work undertaken by us on your behalf however you will need to also consider the below costs:
