The average process takes between 12 – 16 weeks. It can be quicker or slower, depending on the parties in the chain. Leasehold properties tend to take longer due to there being more complex legalities to sort through before the transaction can become legally binding.
We aim to be as transparent as possible with our legal fees. Fees vary dependent on the price of the property you are purchasing / selling. You can view our pricing chart here.
A Leasehold property means you are only leasing the land / property for a stated number of years. Due to this you will normally have to pay either monthly or yearly service charges as part of the building’s maintenance costs. It is important you check and understand the implications of purchasing a Leasehold Property.
A standard Lease is usually 99 years however this can vary from as short as 40 years to as long as 999 years. It is important that you are fully aware of the lease length before committing to a purchase.

Charlotte and her team did a great job of getting the sale completed, dealing with some other solicitors in the chain that appeared to be brain dead and uninterested. She kept me updated and chased things as needed on time. I felt she went above and beyond working on her day off because there was a chance the parties would exchange contracts that day. Very helpful and efficient. Many thanks to Charlotte and Claire. Great service.
From Mr T
I would recommend FBC Manby Bowdler especially Raj Phandey at the practice who dealt with my sale. Very professional & nothing was too much trouble. It made a stressful time more bearable to be able to always speak to the person dealing with my case.
From Ms Green
Parvinder Sanghera dealt with this transaction extremely efficiently. I was able to contact her directly, kept me up to date with various stages. She dealt with all queries raised. Would definitely recommend her.

Usual excellent professional service provided. No difficulties in any way. Normally deal with Wolverhampton office but meeting Shrewsbury office staff was a pleasure too. Always happy to recommend FBC Manby Bowdler.
